Scope of Works:
The renovation works will include but not limited to the following main tasks:
- Careful removal and dismantling of the exiting finishing materials.
- Civil works including block works, plastering, tiling and flooring, painting, wooden works, suspended ceiling, and metal works.
- Supply and install all needed mechanical works including HVAC, sprinklers, and drainage system.
- Supply and install all needed electrical systems including Smoke detection system, lighting system, surveillance cameras, queuing system, networking, electrical boards, etc.
- Furnishing including work stations, shelves, clean rooms, special cabinets and shelving for the stores and working areas and other regular furniture.

New amendment added #1: Dear Bidders, The purpose of this tender amendment is to upload the Site visit and pre-bid meeting minutes and to upload the modified Bill of Quantities (BoQ) and modified Drawings as explained below.BoQ: The below BoQ has been modified.Mobilization for UNOPS office requirements, No. 1 "Demolishing and removal works" now consists of 5 items instead of 6; and item no. 1.1.5 has been modified as well; Item No. 3 "Carpentry and Joinery Works" under item 3.6 "WorkStation and Cabinetry" has been modified. No. 4 "Cables and Conductors" Items No. 4.1; 4.2; and 4.3 are all with fireproof E90; Under No. 2 "Installation of the Building Point" Items No. 2.14 has been modified and item No. 2.15 has been added. Drawings: The below mentioned drawings have been modified:A-112; A-406/1; A-406/2; M-131.01; and M-131.02.Bidders shall review and use the modified Bill of Quantities and modified drawings attached here in their submission. New clarification added: Dear Bidders,Please find below Bidders' clarifications and UNOPS responsesQuestion: Is it permissible to form a joint venture between an Israeli contractor with Gemel 1 (Contractor X) and an Israeli contractor without Gemel (Contractor Y)? Contractor Y will take the lead, issue the invoice, and receive payment to his Israeli account. Contractor X will cover the project in front of the Ministry of Labor. Both contractors are officially registered with the tax authorities and have valid licenses. I wanted to draw your attention to the fact that both contractors are Israeli.UNOPS Response: No, please refer to the requirements in the qualification criteria.Question: Is it permissible to form a joint venture between an Israeli contractor with Gemel 2 (Contractor X) and an Israeli contractor without Gemel (Contractor Y)? Please advise if there is a specific room for this or if the contractor also has to provide the room.UNOPS Response: Please refer to the BOQ schedules under the mobilization schedule it's mentioned that 1) For UNOPS Office, the Contractor shall prepare the existing office on the site for the accommodation of the supervision staff & electromechanical consultants including all necessary temporary electrical, HVAC, and plumbing works if needed, the job includes 3 desks, drawers, office chairs, visitors chairs, a printer with the scanner of size A3, the price to include the painting works for the existing steel structure and the dry walls. 2) For the Contractor's staff, the Contractor shall provide and maintain prefabricated porta-cabin offices on the site or construct at the site for the accommodation of his staff including all necessary temporary electrical, HVAC and plumbing works, and such office shall be open at all reasonable hours to receive instructions, notices or other communications. On completion of the works, the Contractor's site office shall be removed from the site and the area made good to the satisfaction of the Engineer.Question: Are the electrical cables of electrical BoQ item 4.3 fireproof E90, similar to 4.1 and 4.2?UNOPS Response: Yes, Items 4.1, 4.2, and 4.3 are the same and to be fireproof E90, as explained in the attached modified BoQQuestion: Please clarify the scope of work of item 2.14 in the electrical BoQ.UNOPS Response: There are two existing humidity systems in the project. You have to remove and relocate them with the new design. Also please refer to the BMS part in the tender which includes adding this control and monitoring it through BMS. The specification of this item has been modified accordingly, moreover, there is a new item No. 2.15 has been added to the BoQ which is related to item 2.14, Please refer to the modified BoQ attached.Question: BoQ Item 1.1.1 please specify the equipment and furniture that shall be removed by the contractor to the stores and then relocated back.UNOPS: Please refer to the modified BoQ attached, as this item has been rewarded.Question: In plan # A101, it is mentioned that walls are to be chiseled, Please advise about the location of chiseling and the relevant BoQ item for this activity.UNOPS Response: The chiseling work is a “preparation process of surfaces under wall tiling” as mentioned in the preamble of wall and floor cladding works. so include it in wall wall-tiling item.Question: Please specify the Cabinet’s top in items 3.2, 3.3, 3.4, 3.6 3.7 since there are several options and they are not equivalent in price.UNOPS Response: 3.2 for the kitchen lower cabinet, 3.3 for the kitchen top cabinet refer to sheet A-4013.4, 3.6 & 3.7 “Lumb sum items” each item has its own layout, as they all share the same manufacturing materials, but the dimensions and designs are different. The price should be based on the design attached in the book of details.Question: Please advise what shall be done with the beams that are marked to be preserved in Plan A101UNOPS Response: It is a structural beam hidden by a false ceiling it was added in a previous rehabilitation so you are instructed to preserve it from any damageQuestion: Please advise what shall be done with the existing AC outdoor units present in the outside corridor. Also are there any lighting fixtures in its ceiling?UNOPS Response: Augusta Victoria Hospital's maintenance department will remove the unneeded units and no need for a lighting fixture at the ceiling.Question: Which BoQ item to price for the removal of the existing doors?UNOPS Response: Please note that item 1.1.6 under the modified BoQ now reads 1.1.5. However, please consider them in item 1.1.5 “Wooden doors & windows”,
