Description
The United Nations Global Service Centre/United Nations Logistics Base (UNSGC/UNLB) has a requirement for the establishment of a Long Term contract (3+1+1 years) for the Provision of the Inspection, Maintenance and Repair Services of the Central and Split-Type Air Conditioners at UNGSC/UNLB, in Brindisi – Italy. The Contractor shall provide maintenance services to Centralized Air Conditioning Systems as follows: ­ Building 254: 5 outdoor VRV type systems + 54 indoor units ­ Building 228: 6 outdoor VRV type systems + 37 indoor units; 2 outdoor air-treatment systems; 2 outdoor air-extraction systems ­ Building A: 2 outdoor VRV type systems + 19 indoor units ­ Building B: 14 outdoor VRV type systems + 104 indoor units ­ Building 94: 4 outdoor VRV type systems + 43 indoor units ­ Building 137: 2 outdoor VRV type systems + 24 indoor units ­ Building 92: 1 outdoor Chiller (4 compressors and 10 pumps) + 47 indoor fan coil units ­ Various Buildings: 281 Split type systems (indoor and outdoor systems) The Contractor shall provide maintenance services to various Split Type of Air Conditioning Systems (capacity range: 9000-32000Btu/h) in various Buildings. The air conditioning systems are of various brands as follows: Daikin, Mitsubishi, Galletti, Toshiba, Acson, Emerson, and Tata Fujitsu. The Contractor shall perform the following macro-activities: a. Routine/Regular Maintenance Service: The routine works will include two different stages: - Inspection service; - Maintenance Service; N.B. To be done on a monthly basis for the centralized air conditioning systems, and on a three-month basis for the split type air conditioning systems, in accordance with European and Italian laws and regulations. In general, the Routine/ Regular Maintenance Service will include, but is not limited to, the following tasks: ­ Check acidity and level of compressor oil ­ Verify the compressor belt setting and conditioning ­ Check refrigerant gas (R410a) pressure ­ Inspect fan of each internal unit, and verify and test contactor remote control switch for each room ­ Clean each internal box unit filter ­ Check compressors, pumps, sensor and probe, include test of the same ­ Verify the balance and setting of the inlet-outlet air flow ­ Thorough cleaning of condenser units, outdoor radiators, aspiration filters ­ Check and set parameter at the control panels ­ Verify and control pressure at aspiration and discharge of compressors ­ Check and test expansion valves ­ Verify and test contactor/remote control switch ­ Check all copper pipes and plumbing for leakage in the cooling units ­ Check insulation on all pipes ­ Thoroughly clean, service and lubricate all parts of the equipment ­ Check electric valves, contactors, circuit breakers, fuses (if required) ­ Inspection of outer ducting (if required) ­ Thorough checking of electric, electronic & mechanical systems. b. Repair Maintenance Service: The Repair Maintenance Service shall consist in the following: - Preparation of a complete and detailed Repair Report (if replacement of parts occurred); - Proposed remedial measures, material (i.e. detailed list of spare parts necessary for repairs), cost and time required; - Indication of additional services, i.e. the cost for recharging / replacing the refrigerant, the cost for replacing all safety circuit breakers, trip switches, the cost for replacing all air and other filters, etc. - The Contractor shall hand over all reusable materials, as directed by a UNGSC/UNLB Representative. N.B The repair of any system will be done on a ‘as and when required’ basis, and only if approved by the UNGSC/UNLB Representative. c. Certification of all systems: - Detailed Technical Inspection Report (DTIR) with a detailed description of the systems status; - Maintenance Report in reference to the operations done and, if necessary, a Repair Report in which all damages and repair operations are listed; - List of spare parts recommended by the Contractor to be stored in the UNGSC/UNLB warehouse; - Certification of all systems, in which the Contractor will declare that the equipment is in perfect conditions; The services may occasionally require the use of scaffolding. In this case the Contractor must provide it and ensure that when mounted it does not create obstacles to the transit and circulation of vehicles and people inside the Base. For the Extra Repair Services to be performed as and when required, the tasks will depend on the nature of the fault. The full technical requirements and details will be provided with a formal solicitation document to be issued at a later stage soon after the closing date for this EOI.
