New clarification added: Dear Bidders,Please consider the below answers:1. Its for the architect and the urban planner to decide, but the main scope is to rehabilitate the existing units.2. The regulation map was shared by the municipality , but UNOPS cann't gurantee that its 100% accurate , the supplier can visit the location anytime by himself if he wishes to conduct additional investigation.3.This needs to be discussed with the municipality to see the posibility of use.4. UNOPS will supervise the work, but the support will include any design modifications related to the site conditions, and site visits to solve any issues ( if happened ).5. The duration of the design service can't be extended as UNOPS has legal obligations with the donor, UNOPS rely on the support and effort of the consultant to deliver the design within the time given in the ToR6. The design firm shall be Grade A or B in building and Electro-Mechanical Services7.The consultant to provide design for the solar panel modules ( structure and fixation method) .8. No possibility to extend the deadline for further duration.9. Please find the photos that will be uploaded soon on the system.10. the RFP No RFP/2022/41374. is confirmed

Environmental clearance/permit from MoEnv is not a part of the scope of the work, but the consultant has to prepare an environmental study to be approved by UNOPS.2. The main stakeholders need to be consulted on each phase and their requirments are included in the design .3. The consultant to prepare a preliminary health and safety plan, mentioning the main risks and the mitigation measures.4. Noise and air quality measurment are not required.5. The designer to provide design solution for the water and wastewater for the houses.Regards,

New clarification added: Dear Bidders,Please consider the below answers:1. The consultant has to provide detiled design if after the assessment phase these components are a need and will be implemented within the project scope. no design will be required if thoses components will not be within the project scope after the assessment phase.2. Minimum works to be done in the visitor center, including PV system to cover the center needs ( lighting + AC) and invistigate any minor enhancements ( if needed ).3. The roads inside the village and around the castle will be assessed by the consultant in the assessment stage , and at least one road wil be designed from his side.4. The solar system will be provided for the visitor center and not the houses, but UNOPS might consider installing solar street lighting inside the village routes if feasible ( to be decided in the assessment phase)5. The deadline for submissions can't be further extended Regards,

New clarification added: Dear Bidder,Please find the below responses to your clarifications:1. UNOPS desn't have the exact number of the units, but the supplier can make a sense of the number by looking on the the regulation map المخطط التنظيمي and the google map image that were shared before, also the supplier can visit the location anytime by himself if he wishes to conduct additional investigation.2. The scope of the structure is to support the architecht vision of keeping the hiritage look after rehabilitation, UNOPS have no specific requirment regarding the method of construction (concrete or different method) , as long as the final hiritage architectural look is preserved.3. The scope requires any survey, assessments and plans needed to provide a complete design package ( keeping in mind that as built is not specifically an output required from the consultant, but its a tool ( if required ) in order to complete the design work) .4. As the design being developed; the consultant (DP) will be able to provide estimated power load calculations as per the anticipated electrical loads. Works of upgrading OHL will be the responsibility of electricity company.5. The geotechnical invistigation is limited to the works in the village which is highlighted in he the regulation map المخطط التنظيمي and the google map image that were shared before.6. The topography survey is limited to the works in the village which is highlighted in the regulation map المخطط التنظيمي and the google map image that were shared before.7. No topography survey is required in the visitor center area.Regards,

The consulant to consider the restoring all the houses, and during the design stage UNOPS might implement the designed houses into phases.2. The consultant to provide concrete details for the footings, columns and slabs if any conctete elements are used.3. The project area are provided in the attached map 4. New clarification added: Dear Bidders,1. Please note that UNOPS representative explained that will not provide any survey works for the village , the regulation map المخطط التنظيمي is the only will be provided from UNOPS side, and the awarded consultant must create all the needed survey works from his side to be able to plan and design the area accordingly.2. The main road inside the village is not with the consultant scope , but the roads inside the village and around the castle will be assessed by the consultant in the assessment stage , and at least one road ( inside the village or leading to the castle wil be designed from his side.3. The consultant to design a PV system to serve the needs of the visitor center depending on their activities ( ACs, lighting ,...etc ) .4. The area is not served by a sewer system, it's not within the consultant scope to design a main sewage network, but the designer provides design solutions for the water and wastewater for the houses individually.5. As seen in the site visit the majority of the houses are empty and unoccupied .
