New clarification added: Dears,Following your previous inquiries :Design Firm is requested to provide approvals/permits/licenses in relation to the rehabilitation design works, and as explained in the RFP.(existing building permits are not part of the Designer scope of work)It shall also be noted that authorities approval fees shall be the responsibility of the design firm, while noting that these fees will be dealt with as reimbursable fees.Regards

New clarification added: Dears,Question 1: Will the existing (as built) construction documents (drawings) for structural, architectural, and MEP works be shared with the consultant? And if yes, in what format (AutoCAD)? Answer 1: Please refer to RFP, TOR, Deliverables, design brief phase, Engineering Survey( As built drawings) shall be submitted by the design firm , as part of this phase submittal. Question 2: Regarding costs for testing material and any other tests that are needed for the building to check its structural stability; will the client pay for these tests or shall the designer consider this cost in the financial offer? Answer 2: Such costs shall be accounted for in the financial proposal by the design firmQuestion 3: Regarding MEP systems in the building; will the client intend to reuse any of the existing systems, hence the designer has to conduct an evaluation of the existing systems to decide which parts can be still functioning well and which systems are obsolete? Or is the intend of the client to provide all new MEP systems? Answer 3: Please note that RFP explains that As built drawings are to be prepared and submitted by design firm covering Architectural and Engineering disciplines, and as explained in the TOR this shall also assess the existing situation. Further decisions are to be made during the design process.Question 4: Even if the building is from the 80s period and even if there are plans and surveying for the existing situation; our vision and our approach dictates that we should still conduct our own verification of the existing documentation of the building, and also to map and document all needed issues regarding existing uses and furniture. Will there be an allocated time prior to the beginning of Project or during Phase I to conduct such mapping and such verification of existing documentation? Answer 4: Please note that this shall be part of the design process/phases and as described in the RFP.Question 5: We would like to check that our understanding of the TOR is correct in terms of the fact that tendering of the Project will be in two phases (1. Building Works and, 2. Furniture)? Answer 5: In principle, rehabilitation tender will be issued separate than the furniture. Question 6: Also, based on our understanding of the TOR, the actual execution of the Project will take place during which the building will be occupied and functioning, correct? If yes, then, does the client have a vision regarding how is this going to be implemented? Or, is the designer expected to provide his or her own vision regarding this issue? Answer 6: Yes , Designer to provide phasing plan for this.Regards,
