Lease of Office Santander de Quilichao, Colombia

The United Nations Verification Mission in Colombia (UNVMC) is seeking to identify available office space in Santander de Quilichao, Colombia to enter into a lease contract for an initial term of one (1), with four (4) optional one-year term extensions. The premises should include the following general considerations: - Accommodate ten (10) staff - Include three (3) parking spaces (can be external). The minimum dimensions for parking spaces must be no less than 5 meters in length and 2.5 meters in width. - Area range of 130 square meters to 160 square meters - Minimum two (2) bathrooms (Men and women bathrooms in separated areas) - The premises should have at least a small kitchen/cafeteria area - Utilities should be included in the monthly cost as a reimbursement amount. - Premises close to municipality offices will be desirable - The layout/floor plan of the premises is requested to be attached to the proposal - Facilities maintenance must be considered in the proposal. Specific Requirements/Information Preventive and corrective maintenance for the premises includes, electrical, pumping system, AC system (if supplied by contractor), firefighting system, water pressure system, sewer system, etc. All required tools, labour, and consumables will be provided by the contractor. As part of the maintenance services, the contractor must guarantee the provision of spare parts such as: Light bulbs, extra cabling, plumbing and bathroom accessories, painting, door handles, etc., to ensure the correct functioning of the premises 24 hours per day, 7 days per week.
