Description
The United Nations Global Service Centre (UNGSC) has a requirement to establish a long-term contract for the provision of the following facility maintenance services for the United Nations Information and Communication Technology Facility (UNICTF) premises located in Valencia, Spain: 1. Maintenance and repair of various building installations and/or systems and equipment. The installations and/or systems include electrical, HVAC, plumbing and sewage, irrigation, fire protection system, telecommunications, elevators, fuel pumping, access and security installations, irrigation system, roofs, doors and windows and premises as outlined below; 2. Provision of spares for various installations and equipment. The full maintenance and repair service of technical systems, installations and equipment located at the UNGSC/UNICTF facility shall consist of, but will not be limited, to: a) Preventive Maintenance, including all the operations required to ensure the correct running of the UNGSC/UNICTF facilities in optimal conditions; b) Corrective Maintenance, including all the repairs necessary to fix anomalies and breakdowns of UNGSC/UNICTF systems, installations and equipment and facilitate the return to a full functioning status; c) Legal/statutory requirements of equipment maintenance, including the supervision of some specific installations and the certification by an officially authorized professional, as per regulations in force; d) Additional services for building maintenance, occasionally requested, consisting of: touch paint of internal and external walls, and metal surfaces; restoring and cleaning internal and external plaster wall surface; maintenance of walls and floor tiles; cleaning of the roof and the rain pipe; maintenance of curtains; maintenance of doors and windows. To perform the above, the Contractor will be requested to provide a software for on-line services to allow the UNGSC/UNICTF to view the status of work requests and check the maintenance schedule. The UNGSC/UNICTF facility is described as follows: 1. UNGSC/UNICTF is a circa 40.500 sqm base with seven (7) main buildings: 1.1 OFFICE 1 (circa 1.200 sqm/floor - 2 floors) 1.2 OFFICE 2 (circa 1.200 sqm/floor - 2 floors) 1.3 Prefabricated Office OF4 (circa 155 sqm/floor – 2 floors) 1.4 Prefabricated Office OF5 (circa 155 sqm/floor – 2 floors) 1.5 Entrance facility -circa 205 sqm 1.6 Dining Facility (circa 385 sqm) 1.7 Main Operation Building/Data Centre (circ 3.000sqm) and 2. Seven (7) buildings of smaller size: 2.1 Warehouse-circa 150sqm 2.2 Garbage room-circa 30 sqm 2.3 Small warehouse (WREC) room – circa 45 sqm 2.4 Control cabin circa 10 sqm 2.5 Gardening pumps and tools room 2.6 Electricity area section - including section centre and power generators 2.7 Subscriber electric station 3. Parking area of 5,000 sqm, attached to the site adjacent to the Access Pavilion. The contract will be for an initial period of two (2) years with an option to extend for three (3) periods of one (1) year each, subject to the satisfactory performance of the contractor. The Contractor shall be responsible for the provision of sufficient workforce, equipment, tools as required to provide the maintenance services of the UNICTF buildings, systems and equipment. The Contractor shall be requested to provide a software for on-line services to allow UNGSC/UNICTF to view the status of work requests and check the maintenance schedule.
