Description
The United Nations Economic and Social Commission for Asia and the Pacific (ESCAP), Bangkok, Thailand, is seeking a qualified and experienced contractor to refurbish the existing roof area at the United Nations Conference Centre, Bangkok, Thailand, to prevent further damage to the conference and meeting rooms and its utilities. Background: The United Nations Conference Centre (UNCC) at ESCAP compound has been operating for a considerable number of years and the roof is showing distinct signs of ageing and are in need of renovation. The majority of roof area is glazed terra cotta tiles on top of a waterproofing membrane which is showing signs of water leakage and edge deterioration. The area of approximately 4,800 Sq.m. is split into five (5) sections: Section 1 - Front side of lower (left) section of the top roof (approx. 1,900 Sq.m.) Section 2 - The UNCC main entrance canopy (approx. 900 Sq.m.) Section 3 - Rear side of lower (left) section of the top roof (approx. 400 Sq.m.) Section 4 - Front side of upper (right) section of the top roof (approx. 1,300 Sq.m.) Section 5 - Rear side of upper (right) section of the top roof (approx. 300 Sq.m.) Scope of works: 1. Inspect the UNCC roof to identify extent of deterioration and submit a report to ESCAP for acceptance prior to commencing the project. 2. Remove all existing roof tiles and place the reusable tiles to the storage area. 3. Remove existing primary and secondary wood battens and bracing supports. 4. Remove existing waterproof membrane. 5. Provide protection to prevent any water leakage into the building, and ensure exposed areas are fully protected between working periods. 6. Refurbish and repair existing cement kerb. Include for the repair and reseal of all Insucrete interface joints. 7. Refurbish and repair existing Insucrete base surface, according to manufacture recommendations, to ensure the surface is fully sealed and the application of the new waterproof membrane system will form a solid seal to the existing structure. 8. Apply waterproof membrane or equivalent to the roof area in accordance to the manufactures recommendations. 9. Install new galvanized battens to support the tiles. 10. Install existing good roof tiles stored from removal phase as indicated in drawings under Section 3 and new roof tiles (optional, to be decided by ESCAP). 11. Install new roof tiles [TIS 2508-2555 (2012)] as indicated in drawings under Section 1, 2, 4 and 5. Section 3 is optional. 12. Provide protection to prevent any damage to existing equipment, utilities system, parapets and finishing as necessary. 13. After installation the contractor to repair and make good to existing perimeter and make sure of all existing equipment function properly. 14. Clean up the site area and prepare for final inspection/commission and make correction of any defects as instruct by ESCAP. 15. Repair and make good to all adjacent areas damaged during the project execution. 16. Compliance to ILO Codes of Practice for safety and health in building and civil engineering work. 17. Installation and use of full safety equipment for work over 2.0 meters above ground. This shall include railings, harnesses with life line, catch nets, intermediate catch nets, scaffolding or other suitable and approved safety equipment. 18. Supplementary night time lighting to all access ways and working areas. 19. Develop a construction waste recycling plan to achieve the maximum practical level of recycling and material reuse for the project.
