Long-term contract (3 yr. + 1yr. + 1 yr.) for the Maintenance and Repair of Automatic Doors at United Nations, New York.

Under the direct supervision of Plant Engineering Section (PES), the contractor shall furnish all labour, material, tools, instruments, meters, gauges, transportation, and parts necessary to perform preventative maintenance, inspection, adjustment, repairs and/or replacement necessary to keep all automatic doors listed below, in good functioning condition. All installation and maintenance services must comply with the manufacturing standards and recommendations. The services can be broken down into three categories as listed below: i. Regular Preventative Maintenance Services: Using the applicable Operating Manual and manufacturers’ recommendations, the contractor shall perform scheduled preventative maintenance and a safety inspection to ensure that the automatic doors are in good working condition. Preventative Maintenance shall occur within 30 days of contract execution and thereafter either annually in July or as specified in the Operating Manual, whichever term is more frequent. Preventative Maintenance Schedule shall include but not be limited to: • Safety compliance check and adjustment to assure conformity with ANSI 156.10 & ANSI 156.19. • Adjustment of Operator speeds if required • Alignment, tightening, lubrication and inspection of door components • Inspection of all controls, activation, and safety zones • Inspection and tightening of guide rails • Inspection and adjustment of hydraulic pumps and/or air compressors • Inspection and service of manual door components including closers, hinges, and pivots. • Inspect tie-ins to security systems, as required. Upon completion of each service, the contractor is to ensure all Automatic Doors are fully functional. ii. Emergency Service: The Contractor shall provide twenty-four (24) hours, seven (7) days a week emergency service if required to maintain the automatic doors listed in Appendix 1 in proper operation. Contractor shall respond to the premises to investigate and repair automatic door service calls within 4 hours of notification from the Plant Engineering Section (PES). Technician shall carry tools and spare parts to repair common malfunctions. iii. Major Repairs and Parts Replacement: Equipment and parts shall be repaired or replaced as necessary to correct each malfunction, deficiency, or other unsatisfactory condition discovered. Replacement parts furnished by the contractor shall be authorized parts from manufacturer/authorized dealer of equal or better quality and directly interchangeable with the replaced parts. Repairs shall be accomplished in accordance with applicable maintenance manuals or, in the absence of such manuals, in accordance with normal commercial and engineering practices. Except for undertaking unforeseen emergency, all repairs and rectifications works must be approved by PES. Contractor shall provide and install any required spare part within three (3) business days of approval by the Plant Engineering Section (PES).
