1. Site Preparation and Demarcation Works:

• According to Section 200 of I.G.T.S. and instructions of the site engineer. Remove debris, grading, leveling to the appropriate level (+15cm to -15cm), clearance and layout, and demolition of all existing materials.
• Excavation in all types of soils (even rock layers, asphalt, or existing foundation concretes), including backfilling with sub-base material and compaction.
• Supplying materials and filling with approved screened sub-base materials type B maximum size is 2" up to the DPC level for the building and where required within the area inside or outside of the fence such as aprons, walkways, garden, etc.… with compaction.

1.  Concrete works:

• Supply materials and cast plain concrete class (C10) 1:3:6  10cm (min. thickness) for under columns footing, wall footings, retaining wall. The price includes laying two layers of thick nylon.
•  Provide all materials and cast reinforced concrete (ready mix C 25) for foundations, column footings, and retaining wall foundation.
• Provide all materials and cast reinforced concrete (ready mix C 30) for the fair-faced columns. And reinforced concrete (ready mix C 25) for the slabs,fair-faced beam, Tie beams, stairs, lintels, windows decorate, according to drawings, specifications, and instructions of site engineer.
• Providing materials and casting plain concrete for foundations of partition walls.
• Provide materials and construction of Expansion joints vertically and horizontally for walls and ceilings using Hypalon tape plus Epoxy paste(Sagging vertical type).

1. Masonry works:

• Supply material & construction of walls with solid concrete blocks under DPC with dimension 15X20X40cm with cement, sand mortar(1: 3)   according to the drawing details. The price includes cement plastering the wall under DPC from inside and outside by cement sand 1:3, also painting the wall under DPC with two layers of flint coat from inside and outside.
• Supplying materials & construction of walls with hollow concrete blocks 20 X 20 X 40 cm with cement mortar(1: 3) for above D.P.C level.
• Supplying materials & construction of walls with hollow concrete blocks 12 X 20 X 40 cm with cement mortar(1: 3) for partition walls

1. Electrical works:

• Provide and install main electrical board and sub-distribution boards.
• Provide and install all the electrical network with all the electrical fittings (lighting fixtures, switch plugs, electrical sockets, electrical bell, water boiler…etc.).
• Supply and install lightning arrestor Turkish-made ESE- sat (Aktif partner)(750) installed on the roof.
• Supply material and Doing Earthing protection system for electric devices.
• Supply and install solar panel unit thermosyphon type with 300 Liters production storage capacity for hot water supply.
• Supply and install an electric water pump.
• Provide and install A.C. units for all the rooms.
• Supply and install Sound System+Data Show according to the specification in the BoQ.

1. Water and Sanitation works:

• Providing materials and fixing industrial marble washbasin ( best type) with a mixer.
• Provide materials and fix Eastern W.C Ceramic ((Best Type, approved sample) ) with a hidden Siphon/in-wall tank.
• Supply and install Western W.C/Wall Hung/Mounted Toilet with an in-wall tank.
• Supply and install a Water tank (1.0 m3) of Food grade SS 316  stainless steel.
• Provide and install Sink basin Turkish marble type( two wings and two bowels).
• Supply and install all the needed water pipes according to the BoQ.
• Supply and install all the needed sewage pipes according to the BoQ.
• Supply and install all the fittings, water taps, water mixer,…..etc. According to the BoQ.
• Supply materials and construction manholes of different depths with internal dimensions according to the design and the BoQ.
• Provide materials and fix galvanized iron pipes 3"dia for rainwater with all fittings.
• Construction of reinforced concrete Septic tanks, internal dimension(4*3*2)m.
• Provide materials and drill/build cesspools 1.1 m outer diameter for septic tank effluent infiltration according to the specifications in the BoQ.

1. Finishing Works

• Providing materials and plastering with cement sand mortar 1:3 three layers according to the specifications in the BoQ.
• Supplying materials and plastering with gypsum (using the best type of gypsum approved by site engineer) in 2 layers minimum thickness 15mm according to the specifications in the BoQ.
• Supply materials and erection of Turkish ceramic tiles  (as sample approved) using best type(first class) on two-layer of plastering of cement mortar (1: 2).
• Supply materials and skirting using Spanish ceramic tiles (15)cm height and cement mortar 1:3, in rooms corridors and main hall entrance according to the drawings and instructions of the site engineer.
• Supply all required materials and workforce to paint all the internal walls using a three-coats of Acrylic PVA base high-quality interior washable finish.
• Provide materials and Painting with External painting (Weather prove Juton, Betek or equivalents ) painting and color approved by the site engineer) three layers for the areas indicated in the drawings.
• Provide materials and fix gypsum false ceiling 60*60cm for the Administration part and Hall or the places indicated by the site engineer.
• Provide materials and fix Plastic false ceiling  60*60cm for the places indicated by the site engineer.

1. Doors and Windows:

• Providing and installing standard decorative high-quality Composite wooden doors (white oak Canadian wood) Laminated thermoformed sheet water and the fire-resistant colored well-known origin.
• Provide and install MDF wooden panels Turkish-made approved well-known to protect the walls with  18mm thickness and 15 cm height for classrooms.
• Provide and install decorative metal doors Turkish-made approved well-known origin and brand.
• Provide and install a swinging glass door for the main entrance.
• Provide and install metal guard bars windows with primer and two layers of best oil paint.
• Supply material and install Aluminum windows wide section high-quality Turkish type 2mm thickness.
• Supply material and install Aluminum doors 2mm thickness double plate best Turkish type.
• Provide materials & install a handrail for the fence and Front elevation decoration.
• Provide materials & install handrail on both sides of the entrance.
• Supply and install steel signboard.
• Providing materials and fixing steel ladder.
• Supply materials and equipment to print the address of the room on a plastic plate.
• Supply and install whiteboard ( 1.2*2.4 )m fixing to the wall.
• Supply and fix sliding curtains (ZEBRA), good quality.

1. Flooring works:

• Supply materials, equipment, and skilled labors for casting plain concrete 10cm thickness.
• Supply materials and paving Porcelain Floor Tiles 60x60 cm 15mm thickness best quality Italian or Turkish or equivalent made.
• Supply materials and paving shtyger beharton tiles,4.5cm thickness best quality.
• Supplying materials and covering staircase with Natural Granite 3cm thickness.

1. EXTERNAL WORKS:

• Excavation in all types of soils(rock, asphalt, concrete), including backfilling and compaction according to the requirement of section  (3) of I.G.T.S. for the foundation.
• Supply material and laying crushed stone 10 cm thickness with very good compaction for foundations.
• Supply materials, equipment, and skilled laborers for casting plain concrete for the foundation.
• Supply material & construction of walls with solid concrete blocks 15X20X40cm with cement, sand mortar(1: 3) for the walkways: aprons, fence.
• Supply material & construction of walls with Hollow concrete blocks (20X20X40)cm with cement mortar(1: 3) according to details.
• Providing materials and casting plain concrete (Smooth surface using concrete surface screed vibrator machine and copter instrument ) for parking area.
• Supply materials and casting plain concrete   10cm thickness above 10cm thick compacted crush stone with expansion joint at 2.5m.
• Supply materials and plastering with cement mortar 1:3 two layers ( kafmal, saf )  thickness 20 mm. Min.
• Provide materials and Painting with External painting (Weather prove Juton or equivalents high-quality painting and color approved by the site engineer) three layers.
• Provide material and lay a layer of approved screened Loam 30 cm thick for the garden.
• Supply and install and design an irrigation FULL system for the green area inside the site (HUNTER or Rainbird brand).
• Provide and install metal door dimensions (2.1mX3.5m)according to the drawings.
• Provide and install metal door dimensions (2.1mX3.0m)according to the drawings.

1. Transformer 250 Kva:

• Provide and install an electrical transformer (indoor) with all the accessories and specifications according to the BoQ and the standard of the Directorate of electricity; the price includes the construction of the transformer room according to the layout and the instruction of the site engineer.

Important Note:

• UNHCR engineers or a Third Party will inspect the quality of material and workmanship. The work must be within engineering specifications/standards and time limits.
• The contractor is responsible for preparing a detailed shop drawing before starting the constitution and building drawings after construction.
• UNHCR will provide monitoring forms to the contractor, and the contractor is responsible for filling these forms.
• The daily works will be overseen by a UNHCR engineer, partners, or third-party onsite daily.
• Daily and Weekly reports by the contractor will be prepared and submitted to the supervising engineers for endorsement.
• Detailed description and specifications are determined in the attached BOQ as Annex-B.
• The contractor must complete all works as per the Drawings, Bill of Quantities, and Technical Specifications within 180 days from the date of signing of the contract agreement and hand it over to the construction site.
• Safe removal and disposal of used or leftover material from the site to the location identified by the UNHCR Engineer will be the contractor's responsibility.
