Description
UNON is seeking a skilled and qualified Contractor to implement the construction of the Early Works component of the Replacement of Buildings/ Office Blocks A – J project at the UNON Complex, Gigiri, Nairobi Kenya. The Early Works component involves the repurposing and remodelling of an existing Building and the construction of new logistics buildings, to avail a total of about 6,000m2 Gross Internal Floor Area to be used as Offices and Service facilities. The Contractor shall consist of highly qualified resources, in terms of managers, engineers and technicians, as well as tools and machinery, to provide UNON with a high-quality building and equipment installations in both the new buildings and the repurposed infrastructure part of the project, in compliance with the highest quality standards, the current local and international regulations and UNON requirements. The Contractor shall demonstrate to have the required financial funds to mobilize the resources necessary to complete the works on time, at the expected level of quality. The contractor shall also demonstrate to have previous experiences in constructing similar projects. Due to the multidisciplinary nature of the requirement, a consortium of contractors or single general contractors are encouraged to express interest. A consortium shall provide proof of agreement by the parties to participate in the anticipated upcoming tender. It should be noted that the scope of this EOI is considered a project on its own and does not include any other services related to implementation of other component of the A-J Project in UNON Gigiri complex. In summary, the works shall consist of the following: 1) Refurbishment of the existing 3,000m2 hardwall building, made up of office, production and warehouse space, and repurposing into a mixed-use building hosting modern, flexible office space, workshops for internal publishing services, and new technical rooms. This will include the necessary modifications to the existing structure and the fit-out of all the new partitions and internal new structures. • Building and set-up of an associated Data Centre, including the Electro-Mechanical and the complete ICT installation comprising the following: - Installation of the structured cabling plant (fiber, UTP, RF, etc.) for the Data Centre and the existing and new buildings that will be connected to it; - Installation of the equipment of the Data Centre (racks, switches,etc.); - Relocation of radio communication installations. • Set-up of the new Control Room, including the installation of all the specialised equipment (CCTV, Fire Alarm, Public Address system, installation, etc.); • Installation of the new HVAC equipment to support the office space, washrooms and technical areas in the building. • Installation of the required carpentry, joinery and finishing as per the architectural design. 2) Demolition of the existing buildings, temporary infrastructures and platforms to vacate the area designated for the new construction, including the evacuation of all the debris. 3) Construction of the new logistics buildings for a total area of about 3,000m2, including the whole structure, as per the design that will be retained. • Partitioning, equipment and finishing works for fit-out of the flexible office space, warehouse areas, cloakrooms and technical areas in the new building. • Installation and commissioning of all the electrical, HVAC and ICT equipment as required. 4) Execution of the external civil works to adapt the existing infrastructure to the new layouts and requirements. 5) Provision of as-built drawing set in electronic (AutoCAD/Revit compatible) format. Additional details, specifications and terms of reference shall be provided in the tender document to be issued subsequent to this EOI.
